Institutional investments in retail real estate jumped over six fold to USD 492 million in 2022, as businesses in shopping malls revived strongly post the COVID pandemic, according to Colliers India. In 2021, the retail real estate had attracted only USD 77 million institutional investments because of an adverse impact of the COVID pandemic on the businesses in shopping malls. Overall, Colliers said that the institutional investments in the Indian real estate sector grew 20 per cent in 2022 to touch USD 4.9 billion from USD 4.08 billion in the previous year. Alternate asset classes, which includes data centres, received an investment of USD 867 million last year, up 92 per cent from USD 453 million in 2021. Alternate assets include data centres, life sciences, senior housing, holiday homes, and student housing among others. Early stage venture capital fund Cactus Venture Partners expects to raise Rs 750 crore by December and plans to invest the amount in clean-tech, and health-tech companies, among others. Out of the total amount, the VC fund has raised Rs 350 crore. "The fund is in active discussions with several domestic and international institutional investors and anticipates the final close of its fund target of Rs 750 crore by December 2022. "With a significant 15 per cent commitment from the General Partners, the fund plans on deploying this capital over the next 3-4 years," Cactus Venture Partners (CVP) said in a statement. Institutional investments in Indian real estate fell 27 per cent during the April-June period to USD 966 million amid global economic and geopolitical headwinds, according to JLL India. The institutional investment in real estate stood at USD 1,329 million in the year-ago period. As per the data, the institutional investments in the office segment of real estate rose to USD 652 million in April-June 2022 from USD 231 million in the corresponding period of the previous year. The inflow at entity levels and alternative assets (data centre) stood at USD 110 million and USD 64 million, respectively, in the second quarter of 2022 from nil in the year-ago period. However, the institutional investments in the housing segment declined to USD 60 million in April-June from USD 78 million a year ago, while the inflow in retail real estate fell to USD 51 million from USD 278 million. Institutional investments in Indian real estate rose 14 per cent annually to USD 2.6 billion during the January-June period, driven by higher inflow in office and retail segments, according to property consultant Colliers India. Office segment received investments of USD 1,276.8 million in January-June 2022, up 20 per cent from USD 1,068.1 million in the year-ago period, the consultant said in a statement. The alternative assets (like data centre) rose 53 per cent to USD 369.8 million from USD 241 million.
